Terms of Service
These terms govern access to and use of Collect Rent by landlords, agencies, and authorized team members using the platform.

1. Service scope
Collect Rent is a UK property management platform by Code Smart Web Ltd, providing tools for payment workflows, arrears operations, maintenance tracking, tenant portal access, and subscription-based account management.
2. Accounts and access
- Account owners are responsible for user access, role assignments, and account security.
- Users with status Closed are not permitted to authenticate or receive OTP access codes.
- You must provide accurate and current account information.
3. Subscription and billing
- Subscriptions are billed annually using published monthly-equivalent pricing.
- A default trial period may apply to newly created accounts.
- Plan status, renewal dates and billing state are managed through Stripe billing events.
- Failure to pay may result in service restrictions or suspension.
4. Plan limits and fair use
Each plan includes specific operational limits (for example portfolios, units, and monthly SMS allowance).
- Where limits are reached, the platform may restrict additional actions until upgrade or reset.
- Downgrades may require reducing usage to fit the target plan limits before completion.
5. Payments and Stripe Connect
Collect Rent uses Stripe services, including Stripe Connect, for payment and subscription processing. You are responsible for compliance with Stripe terms and completion of required onboarding at account or portfolio level where applicable.
6. Acceptable use
- You must not use the service for unlawful activity, abuse, fraud, or unauthorized data access.
- You must not attempt to bypass plan controls, security controls, or platform limits.
- We may suspend accounts engaged in activity that threatens service security or legal compliance.
7. Availability and changes
We aim for reliable service availability, but do not guarantee uninterrupted access. We may update features, limits, and policies to maintain security, compliance, and operational quality.
8. Liability
To the extent permitted by law, Code Smart Web Ltd is not liable for indirect or consequential losses. Nothing in these terms excludes liability that cannot be excluded under applicable law.
9. Governing law
These terms are governed by the laws of England and Wales. Disputes are subject to the courts of England and Wales unless mandatory law states otherwise.
